
Is annual air conditioning servicing really necessary?
Yes. Before running your system, its drain should be checked for breaks or blockages that may have occurred during the winter months. Some small animals like to take up residency inside the outdoor condensing unit, especially if you wrap it tight in a plastic tarp. Little critters like to gnaw on the wiring in the condenser. Protect your equipment, and it can save you the cost of replacement.
How do I know what size air conditioning system I need?
The size of a central air conditioning system is dependent upon several variables, such as: home size, foundation, building materials, insulation, doors, windows, and attic ventilation. If a system is oversized, it will cool quickly but will not adequately remove moisture, therefore leaving the cool air still feeling sticky. If a system is undersized, it will probably cool adequately until extreme outdoor temperatures occur, then it will have a hard time maintaining thermostat setpoint.
What can I do as far as maintenance?
You can change the air filter regularly (at whatever interval the manufacturer of the filter recommends). This is usually every 30 to 90 days, but you should at least look at it every 30 days. Try for the first of every month to get into a habit. A clogged filter will increase operating costs and shorten the life of the equipment. Another important part of ongoing maintenance is checking the outdoor unit for buildup of debris on the coil, most typically grass clippings. There should be 8-10 inches of clearance between the unit and nearby shrubs and plants. Never allow vines to grow into the unit!
What does SEER efficiency mean?
SEER- Seasonal Energy Efficiency Rating- similar to miles per gallon in a car. A SEER represents the number of Btus per watt of electricity. (10 SEER equals 10 Btus of cooling per watt of electricity) Today's minimum SEER rating is 13.
If only my condenser breaks down, do I have to replace the air handler too?
Chances are the existing equipment is 10 SEER rated, at best. Today's minimum standard is 13 SEER; by connecting a 13 SEER condenser to a 10 SEER air handler, it will operate at 10 SEER maximum. It would not be cost effective to mis-match in this way. Also, some manufacturers will void warranties if the system does not match.
How come there is such a big difference in price quotes from different contractors?
First, you need to be sure you are comparing apples to apples. There are different efficiency ratings, from 13 SEER minimum up to 19 SEER. Manufacturer warranties may also differ from 1-year parts, 5- year compressor all the way up to 5-year parts, 10-year compressor. There are extended warranties that also include labor. There are several brands of equipment whose prices and warranties vary a great deal. Some contractors may be offering zoning or two stage compressors, where others may not be.
